ResiClub once again teamed up with LendingOne, one of the fastest-growing private real estate lenders in the country, to run a survey of single-family rental investors.

Investors who own at least one single-family investment property were eligible to respond to our survey, which was fielded between August 17 and September 14. In total, 216 qualified single-family investors/landlords completed the survey.

Topline Findings:

  • 65% of single-family rental investors expect the average 30-year fixed mortgage rate to average above 6.5% over the next 12 months, up sharply from 11% in Q4 2025.

  • 44% of single-family rental landlords say they are 'very unlikely' or 'somewhat unlikely' to buy another investment property in the next 12 months—the highest that figure has been since we started the survey two years ago, and up from 32% who said the same in Q4 2025. Investors are getting more cautious.

  • 29% of single-family rental landlords expect to increase their investment activity in 2027 compared to 2026, 56% expect to maintain it, and 15% expect to decrease it.

  • 37% say they’re likely to sell at least one existing property in the next 12 months. That’s down a tad from 43% who said the same thing in Q4 2025.

  • 84% of landlords say rising home insurance premiums impacted their cash flow over the past 12 months.

  • 59% of landlords plan to raise rents over the next 12 months, including 31% who expect increases of +1% to +3%. Only 1% of SFR landlords expect to increase their rents by more than +7.0%.
